Because dry rot is such a serious problem, it requires a specialist dry rot treatment. Without it, dry rot will live and grow, feeding off and destroying the timbers in your property in order to live with serious consequences to the structural integrity of the property. Dry Rot affects all types of property, historic or modern. Dampness combined with lack of ventilation provides the ideal conditions for fungal attack. The longer you leave it, the worse the dry rot will become. Dry rot typically has four main stages in its dry rot lifecycle (see images below), each with its unique characteristics.

Wastewater must not flow into the surface water drain. Unless your house is on a combined drains system, it needs separate drain connections to collect wastewater and rainwater. Homeowners and landlords are responsible for checking they have separate drain connections from their home. If wastewater from your home flows into the rainwater drain, this takes untreated water to the nearest river. When your home was originally built, it's possible the builder or owner might have installed connections to the wrong drains.

Condensation is an extremely underestimated cause of damage to our homes and is almost certainly the most common form of dampness within a building. While typically used on furniture, this is occassionally found on some architecture. Water gilding involves layering gesso which is carved and flattened until the surface is hardened and shiny. The 19th century cottage was suffering from penetrating dampness due to the front elevation being exposed to the hillside elements. Defective rainwater guttering and pipework can be the source of many sorts of damp problems in the structure of a building. The guttering and associated pipework are designed to carry rainwater away from a building, if they are not properly maintained, the water can run down the outside wall, eventually causing damage within the structure, ruining the decoration and/or causing mould growth. Penetrating dampness is quite simple moisture that penetrates through the brick or stone work of your property. This could be happening because there are obvious cracks or gaps in the wall (see associated building works section for solution) allowing rainwater to gain acces. This in turn can soak your internal plasterwork and joinery causing significant damage and a cold spot in the property where condensation can form. Absorbant brickwork/mortar joints found on many older buildings also plays a key factor when it comes to penetrative dampness and some types of brickwork simply act like a sponge and hold moisture.

Wet Rot, whilst typically not as difficult to eradicate as Dry Rot, can nevertheless cause severe damage within your property if allowed to go unchecked and is often a common cause of structural defects. It is for this reason that it is important to recognise if you need wet rot treatment for your property. In order to grow, wet rot requires a regular source of moisture ingress, which can result from sources of defective plumbing, gutters, downpipes or stone pointing. The moisture together with the presence of wood can allow wet rot spores to germinate.
