The surveys and any remedial work will be carried out by myself, Graeme Locke. I have been in the construction industry for more than 30 years and have an extensive knowledge of traditionally constructed buildings, domestic and commercial, gained by qualification and many years of hands-on experience. This gives me an edge when It comes to providing RICS Home surveys; I understand the problem both from a technical point of view and from a practical aspect when it comes to providing advice on remedial works (applicable with level 3 Building Surveys).
This type of report is what you may be asked for when buying a property - your surveyor/valuer has found a problem and has requested a damp and timber report. We would normally be looking for damp problems like rising damp, penetrating damp, condensation, dampness caused through defective gutters and roof coverings etc. Timber defects, possibly as a result of the above issues, will also be assessed including looking for wood boring insects (wood worm etc). There are limitations to the inspection as with any type of survey and we will be pleased to discuss the terms, conditions and extent of the survey with you beforehand.
Your property will deteriorate if left alone. The elements acting on building materials - be it rain, wind or changes in temperature will eventually cause a failure to the construction components of your home. Ideally properties should receive regular maintenance before a failure takes place but usually it's reactive (materials have already failed) maintenance that I usually get asked to help with. Condensation is often misdiagnosed as rising damp or penetrating damp and I would always recommend a thorough survey by someone who will take the time to assess the problem. I will normally take 2-3 hours on site and if you are a landlord, I will talk to your tenant about their lifestyle with regards to the amount of moisture they are creating and what precautions they are taking to reduce airborne moisture. The survey will include an assessment of your current ventilation system, if any, and the amount of insulation that your property currently has.
