This depends on your location and type of property - all flats require planning, but if you live in a house that isn't in a designated area, then permitted development is usually used and no planning is required. There are many other factors to take into account and one of our surveyors can advise further. Some new build estates restrict development by withdrawing permitted development rights for a few years. Check on your deeds or check with your solicitor. If you've already extended your roof, you may need planning permission.

A structural engineer will be required for all loft conversions, regardless of the original roof structure. Major alterations are made during the process, which change the structural integrity of your home. This makes it essential for a structural engineer to be involved, so they can work to understand the existing structure, then calculate how to carry out the changes that are required. It's the only way to ensure a loft conversion is completed safely and responsibly. The structural engineer will provide a detailed set of plans for the construction team and the building regulation officer.

Tanks and boilers are often located in the loft - these are header tanks for heating systems, and water tanks for the hot water system. The hot water tank itself is usually located in the airing cupboard. Your existing boiler system might not be adequate for your new loft conversion, in which case, all three tanks and be removed and replaced with a single combi boiler system. In most cases, the best option is to install a new combi boiler in your home. This can run two bathrooms and two showers just fine.
