Boundary Surveying

If you find yourself party to a boundary dispute. Icon Surveyors can assist, this will avoid time-intensive and costly legal action. Here at Icon Surveyors, we always recommend trying to resolve disputes as a neighbourly matter, try to approach your neighbour and have a discussion. Sometimes a simple conversation can solve a dispute. If this does not work, we are here to help.

An Access Licence will be required, if works are not for repair or maintenance of a structure bordering the neighbour’s property. A neighbouring owner does not need to consent to access their property, or even agree to having an Access Licence. The owner undertaking works, only has a legal right of entry via an Access Licence. An Access Licence allows temporary access, and easement onto the neighbouring owner’s property or air space. The terms within the Access Licence, will need to be mutually agreed upon.

RICS Homebuyer Report

When purchasing a property, you want to ensure there are no defects or hidden surprises. An RICS HomeBuyer Report will ensure that you’re fully aware of any issues pre-purchase. In addition, your Icon Surveyor will assess the sale price and give a professional opinion on how reasonable the price is, enabling you to be confident in your decision to go ahead with the purchase. An RICS Qualified Surveyor then compiles the findings in an RICS report, using a traffic light format for ease of understanding.
