Planning permission is required for around 60% of the conservatories and orangeries we construct, however it rarely presents a problem other than a small time delay. Often the main issue is whether theextensioncan be classed as "Permitted Development" and whether your property has had its Permitted Development Rights removed. In the case of most new homes where house builders have been less than generous with the garden space, these rights will have been removed as a condition of the original planning consent.

Depending on the orientation of the building in terms of amounts of sunlight and the depth of the adjoining room, it is sometimes preferable to have no roof glazing in the roof. When combined with large floor to ceiling glass panels, this can create an amazing effect, drawing the eye towards the garden. When the sunroom is built on to a south-facing elevation, this will provide shade form the sun when it's at its highest and strongest in the summer months, but allow light in when the sun is lower in the sky in winter.

For a number of clients the perfect solution is to engage us to design the extension, obtain the necessary permissions, then to supply and install the specialist elements. This is particularly beneficial where another general contractor is involved or if the client is able to organise some of the general building work himself. In this scenario we would liaise with the builder to ensure the timings work and the orangery fits! This often means that we return to check measurements once the builder has set out the brickwork for the base, thereby giving us the responsibility of getting the orangery dimensions correct.
The type of glass best suited for your conservatory or orangery will depend on the design of the room, its orientation and its location in relation to the rest of the building. As a small firm we can react quickly to industry advances and take advantage of the latest available technology, including triple-glazing, self-cleaning, low-e glass with solar-control coatings and even switchable, electro-chromic glass. Pilkington K has been the industry standard for many years, however there are better alternatives available.

The standards of building materials, in particular their insulation properties, have improved greatly over the past few decades and it often makes sense to take advantage of this to enhance the usability of the space. Large pane patio doors have become increasingly popular in recent times, with their wide expanses of glass and hidden frames they provide a stunning focal point of the room. With sash heights and widths of up to 3m and potential glass weights of over 300kg, these doors require expert installation. We are trained installers of two of the best systems on the market, the Infinium door system from ALUK and the Cor Vision system from Cortizo. There's not much to choose between the two, but there are subtle differences that can make one more suitable for certain applications over the other.

Historically, the majority of conservatories and orangeries we built were manufactured in hardwood. Being an extremely versatile material, it is possible to make conservatory roofs of bewildering complexity and window details to match period features or contemporary tastes. Hardwood frames can be painted in any colour, from subtle shades to bold hues. A wide range of stains are also available, all of which allow the natural beauty of the hardwood to show through. Made from 100% FSC hardwood with a decorative internal ovolo moulding, our traditional roof lanterns will add luxury and prestige to any extension. Whether it be an orangery from specialists like ourselves, or a flat-roofed extension with a skylight constructed by a general builder, the glazed lantern will be the focal point of the room and has the potential to add a real "wow-factor". There are many types of roof lanterns on the market, but it is worth considering whether in the context of the overall build budget, a relatively small premium for a luxury timber lantern will make a huge difference to the end result.
