I'd previously been quoted extortionate amounts by 4 other roofers for unnecessary work.
The roof had been poorly bridged to provide an intermediary room to access the garage which is detached from the building. The plastic glazing work done by previous builders had been running into the main roof, rather than onto the garage roof, which had caused many problems, including major le. The existing torch on felt roof covering was removed, as it had been leaking severely under the felt flashings. 18mm OSB3 was installed over the joists to provide a flat surface to adhere the rubber too.
The detached bungalow began to sweat due to the increase of loft insulation and the existing felt was not breathable. We removed the existing tiles and the felt and battens. We installed a new breathable membrane and battens. As the tiles were still in a very good condition, these were reused. The two properties had slate roofs and needed reroofing. We removed and disposed of the old slate and battens. We installed a breathable membrane to both roofs along with new battens. The barns gable end was partly recemented to provide a better holding of the verge, and to make the verge strai.
The garage roof had a ply deck inside the parapet to provide a sound and flat support for the thicker 1.5mm EPDM rubber membrane to adhere to. This was made in 3 separate sections, with vulcanized joints, so that the membrane becomes chemically bonded, as if it were one piece. Two outlets were. The semi detached house was covered with natural slate. These were in a very good condition, and to keep in keeping with the other properties, these were used to recover the roof once it had been refelted with a breathable membrane and insulated to bring the property up to the current building.

Removed old asphalt on garage roof and replaced the old rotting wood. Covered with rubber and sealed edges. Finished with new facia all round. Removed all old materials and cleaned up leaving everything tidy. Luke did an amazing job at a very reasonable price. Would highly recommend.

#asphalt roofs were very popular in the 60s and 70s. But as they expand and contract with the changing weather, they begin to crack. These cracks get bigger over time and as you can see with the plyboard below, it is soaking through.
