Our Gas Safe registered engineer will inspect your gas appliances - checking that they work correctly, that harmful gases are being removed, that ventilation is clear and that any safety devices are working. Most manufacturers will not come out to a broken down boiler unless it has been serviced EVERY 12 MONTHS. Our service will ensure that the boiler is working correctly and that you have all of the necessary paperwork. Regular servicing also helps keep your boiler running more efficiently, saving you fuel and money.

The Gas Safety Certificate must be renewed every year and you must get it from a Gas Safe Registered engineer for all pipe work, gas appliances such as boilers, and flues installed in your property. You will need to keep a record of the safety inspection for two years and give a copy to all of your tenants within 28 days of the inspection. Failure to obtain or renew a Gas Safety Certificate is a criminal offence, which courts can punish with unlimited fines and custodial sentences. It can also invalidate your property insurance, which may then lead to claims for civil damages.

As a landlord, if you have a leaking pipe or broken tap within your property, you would be the responsible person for the repair so this new legal requirement also applies to you. Records taken must clearly state all aspects of Legionella risk assessment control and records must be kept for at least 5 years. Legionella bacteria can multiply in hot or cold water systems and storage tanks. It can spread via showers and taps. Legionella Risk assessments should identify and assess any potential sources of exposure, and steps must be taken to actively prevent or control any risks that are identified.
