Be careful however, just because a boiler company historically has a good name it doesn't mean that all their boilers are the best value. To compete in today's market a number of manufacturers have launched cheaper models with lesser quality components. We would always suggest you ask your installer to recommend a choice of boilers with reasons why. It is always better for your installer to supply the boiler. The installer then has a contractual and statutory link with the supplier if there are any problems.

The Gas safety Check (Installation and Use) regulations 1998 outline your duties as a Landlord to ensure all gas appliances, fittings, chimneys and flues are safe and working correctly, to comply with Gas Safety Checks for landlords. If you are letting out a property with gas appliances installed then you have three main legal responsibilities. To ensure your tents safety all gas appliances and flues need to undergo a safety check every year by a qualified and registered gas engineer. In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GSIUR 98), a landlord is anyone who rents a property under a lease that is shorter than 7 years or under a licence.

System boilers are typically used in conjunction with a hot water cylinder and a central heating circuit to provide hot water and heating. This is the same as for a heat only boiler but the system boiler is usually installed on a pressurized primary heating and hot water circuit. Instead of using a feed and expansion tank to provide a filling point the system boiler uses a filling loop from the cold main to fill the primary heating circuits. This is often internal to the boiler or one is fitted externally where not provided by the boiler manufacturer.

Combination or combi boilers as they are commonly known are the most commonly fitted type of boiler in the UK accounting for approximately 70% of UK boiler sales. Combi boilers are now all condensing boilers. Combi boilers remove the need for a cold water storage cistern, feed and expansion tank and a hot water cylinder as the provide both the hot water and central heating directly. Combination boilers tend to have a higher kilowatt rating than their heat only or system boiler counterparts. This is because a high capacity is required to generate the instantaneous hot water.

MTS Heating Services is able, as a Gassafe registered engineer, to offer Gas Safety Check inspections and appliance servicing to clients. Gas safety legislation requires that certain categories of people require an annual safety check of their gas appliances such as Landlords and Housing Associations. This gas safety check will include a full check of the gas installation at the property. The gas safety check may or may not include a service of the appliance(s). Servicing is not the same as a gas safety check and is undertaken as an addition to the gas safety check.
