We are a leading housing association, striving to provide quality, affordable homes in happy, successful places. We have deep roots in the south of England, with almost 60,000 homes focused in a core area covering Berkshire, Hampshire, Oxfordshire, Gloucestershire, Dorset, Devon, Wiltshire, the West of England and the Isle of Wight. We're driven by our social purpose, with residents at the heart of everything we do. We build homes and provide great services, but our work doesn't stop at the front door - we invest for the long-term, creating great places to live, working with residents and partners to support them in realising their potential.
We deliver around 1,800 new homes a year for a range of tenures - with plans to build 1,900 new homes a year by 2022. We invest over 280m annually on new development; making the most of our relationships with central and local government and our ability to build successful and sustainable partnerships with house builders. Our independence and organisational strength allows us to build the right mix of traditional social housing and commercial tenures to meet local need. Our not-for-profit status enables us to deliver a broader range of housing to meet local need.
We know we cannot do everything alone, so we take the time to build long-term relationships with a range of partners. We pride ourselves on our strong, open partnerships with national and local government, Homes England, house builders, businesses, investors, community and charitable groups and many more. The Consortium of Associations in the South East (CASE) is a research group of ten major housing associations, who together own and manage homes across the South East of England. Chaired by Elizabeth Austerberry (Moat), the objective of the group is to share thinking on best practice, as well as to prepare and commission research on matters of common interest.
The safety of residents is hugely important and we are committed to meeting all our legal responsibilities. For residents this includes providing smoke alarms as well as checking and servicing gas, oil and solid fuel appliances in annual safety checks and completing regular inspections of electrical systems. In our blocks of flats and similar sites, we make sure that fire risk assessments (FRAs) are up-to-date, there are appropriate smoke detectors and fire alarms, fire doors and other fire safety measures.
