If you're a landlord, it is a legal requirement to have a gas safety check at any property that you intend to let. All gas appliances and installations need to be tested by a Gas Safe engineer as part of the check. Furthermore, landlords must provide their tenant(s) with a Gas Safety Certificate within 28 days of the check being completed. Gas Safety Certificates are valid for 12 months. A Gas Safety Certificate, a Gas Safety Record and a CP12 are different names for the same thing.
