Landlords by law must have their gas appliances checked once a year by a Gas Safe registered engineer. Upon completion of the gas check, the Gas Safe registered engineer will provide a Gas Safety Certificate (CP12). An Energy Performance Certificate (EPC) is required whenever a property is built, sold or rented. An EPC gives a property an energy efficency rating from A (most efficient) to G (least efficient) and is valid for 10 years. All rental accommodation should have the distribuiton board checked every 5 years, this is called an Electrical Condition Report (EICR) Universities and Landlord Accrediitation Schemes require a PAT Testing certificate every 2 years.

Insulation Resistance Test - Detect and electricity escaping from wires or appliance. Polarity Test - Positive and negative are correctly wired. Ensure that flexes are in order and properly attached to appliances and plugs.
